ProAPOD Real Estate Investment Software has released an update for it’s Investor 8 real estate investor software solution.
The modifications made were on the Proforma form in order to give investors much more flexibility over cash flow projections displayed in the Proforma Income Statement.
In the previous Investor 8 solution, the investor was only able to adjust income and expenses for years 2-10 as an annual inflationary rate.
For example, if the investor wanted to increase rental income starting in year three at the rate of 2%, the software (by default) would in turn inflate rental income “annually” at the rate of 2% for years 3 through 10. In other words, a gross rental income of $100,000 would become $102,000 in year three, $104,040 in year four, and so forth.
With this update, investors can now select whether they prefer an annual inflation or a “one-time” adjustment for any given year that would then be maintained for all subsequent years.
For example, if the property has annual operating expenses of $40,000 and the user elects to show a one-time bump at 3.5% in year six, the software will increase the expenses by that rate in year six; and then it will maintain that amount through year ten. So the rental property’s annual operating expenses would be $40,000 for years 1-5, and then become $41,400 for years 6-10.
